Maria Rios has been passionately representing buyers and sellers in Southern California since 2005. With sheer dedication and a unique aptitude for the changing trends in the market, Maria has developed a sharp sense and can spot the dynamics of cyclical patterns in the market, that most real estate agents cannot see.

Maria has competed in the foreclosure market at the height of the crash, taking a hands on, empathic approach to her client’s needs at a most tumultuous time of their lives. She has been on the negotiating table with countless lenders, with one goal in mind, and that is to successfully convince the lender to forgive her clients of the excess debt when engaging in short sale transactions.

Maria is not only a REALTOR, she also has obtained her NMLS from the Department of Business Oversight, demonstrating her commitment to furthering her knowledge in such a diverse field. Having an NMLS allows for Maria to scrutinize, in-depth, the type of financing her clients are obtaining and whether the financing is beneficial. She has recently gained the Green designation, which is a designation that currently, only 1% of the nation’s agent have.

Her unwavering devotion to her clients and the belief that everyone should and can be blessed with homeownership, places her on a plane of her own. Maria believes that homeownership is the single most important investment an individual can achieve in their lifetime. Rich Ayala is a foremost expert in all aspects of Real Estate including real property asset valuation and sales. His knowledge and experience has catapulted him into the forefront of various market trends, including short sales, foreclosures sales, acquisition, rehab and resale, and standard market sales.

During the 2008 Real Estate market crash, Rich and his partner, Maria Rios, represented countless sellers in the sale of their distressed homes. This made it possible for many displaced homeowners to start anew. Many of them have made their way back into the market to buy another home, now equipped with the knowledge to avoid any potential pitfalls they fell into during the boom.

Rich has developed a keen eye for real estate law, as he has spent a number of years managing the administration and operation of a law firm that devoted much of its focus on real property law, such as quiet title and partition actions, lender liability (mortgagee representation), real property boundary disputes, real estate professional malpractice and liability and real estate contracts (drafting and enforcement).

In addition to his many real estate legal exploits, Rich has gained vast knowledge in the federal bankruptcy code and its various chapters, as well as estate planning and trust litigation.
